Most people go through life and just deal with the ebb and
flows of life without having a clue what they want. If you
want to EXPLODE your business, you NEED to be different than
“most people”. Decide EXACTLY what you want out of this
thing….write it down, read it daily, make a dream board
and put your dreams and goals on it! If you don’t know what
you want, EXACTLY, then guess what….you ain’t getting it!

2. FIND the tool to get you what you want….

Once you know WHAT you want…you’ve got to find a way to
get there. There are tons of avenues to make money in Real
Estate, so explore the avenues and figure out what fits both
your interest level AND has the potential to get you what
you want! If you want a chunk of cash quickly, it could be
by wholesalilng, if you want cashflow, you might want to
invest in property long term. If you don’t like management,
then look at ways to control property or to create notes.
There are literally thousands of ways to make money in real
estate. Find out what works, and what works for you!

3. INVEST in your future…

Now, this sure as he!! doesn’t have to be money…when I
started I was dead broke….so paying “Rich Dad” $70,000 for
their top of the line program wasn’t in my playbook…but I
could go to the library and learn from some books there at
NO COST. I could also purchase some stuff from the local
bookstore and online…I read forums, I made contacts with
people that knew what they were doing. You can too. Now, I
regularly purchase more expensive courses to continue my
learning, I’ve got a budget to do so from the deals I do. I
suggest you do the same. While it’s often true that “you
get what you pay for”, there ARE ways to get started
learning this business with little or no cash out of your
pocket. So if you don’t have cash right now to invest in
your education….take the TIME that you do have to learn!
You’re going to invest with both time and cash in the long
term if you want to kill it in the Real Estate Investing
Business!

4. Find A MENTOR….

If you can find someone who has “been there” and “done that”
and is willing to help you evaluate deals and walk you
through them, then it is worth it’s weight in gold. I’ve
given people HALF the deal when I got started just so I
could learn from them. I was willing to do ALL the work,
and give them half if they’d just walk me through it.
Sometimes having a mentor can give you the extra boost you
need just to believe you can do it for yourself!

5. Learn the Art of Marketing…

Sure…you can probably do this business and make a decent
income without learning this, BUT if you want to EXPLODE
your Real Estate Investing Income, you WILL learn the art of
marketing to put your business a “step above” the others in
your community. Trust me….a little knowledge and a
handful of ideas with this will go a LONG WAY in making your
business EXPLODE!!

6. Get OUT of your business….

If you want to EXPLODE your income, then you need to get out
of doing all of the menial tasks and focus on the major
items. Once you’ve done a few deals, I recommend getting a
Personal Assistant (hint…this is NOT your spouse, business
partner, friend…etc…) to help do all the crap you don’t
want to do so you can focus on the money getting!

7. Become the GO-TO guy in your market…

Not only for people looking for houses, but also for other
investors. If you’re a wholesale expert, become THE EXPERT
in your area so that the other investors in your area turn
to you for advice, bring you the deals, etc. Attend the
local meetings so that people will come to YOU for advice,
help, etc with deals….YOU need to establish yourself as
the GO-TO guy for your specialty.

8. Automate, Automate, Automate….

Once you’ve done some deals, you need to have a Turn-Key
System to handle your deal management from beginning to
end…from marketing, to lead collection, to follow up, to
close, to sale….etc. There are ways out there to do this
EXTREMELY WELL, but honestly, they’re going to require that
you have a few deals under your belt and invest in a
“turn-key management solution”. It ain’t for the guy
getting started, but it IS something that you’ll NEED to do
if you want to EXPLODE your Business!

9. Take MASSIVE Action!

There is nothing that occurs in life without this step.
There are plenty of “learned” people that are unsuccessful.
If you want to blow the doors off the gates, then you can’t
just take a little bit of action: you have to take MASSIVE
ACTION!!! In doing this, it will set you apart from the
crowd and be the key point in exploding your Real Estate
Riches!

And finally….the last tip to EXPLODE your REAL ESTATE
INVESTMENT INCOME…you MUST….

10. EMBRACE FAILURE

Now….yeah….this seems WAY outside the box….but if you
do what everyone else does, you’re going to get what
everyone else gets. A part of learning, growing, and
achieving is failure. So understand that you’re going to
fail….it’s gonna happen…accepting that and being willing
to get through the failure on a massive scale will skyrocket
you to success. Now…you can still make money while
failing…my 1st “failure” in Real Estate paid me $5,000 in
about 30 days with appx 8 hours of work. That…is a FACT!
Babe Ruth, the KING of Home Runs….was also the leader in
Strikeouts. There’s a valuable lessen in that…so:
EMBRACE FAILURE…the quicker you do that, the quicker your
business will EXPLODE!

I hope that you enjoy these tips…but I REALLY hope that
you’ll do something more than just read them. Reading them
will get you NOWHERE….taking ACTION on what you’ve read
will take you anywhere you wish to go!

Hey guys and gals….with Memorial Day coming up tomorrow, I thought
it’d be a good topic to hit on…so, here goes…

The best way you could thank a serviceman today is by living your life
in a manner that is worthy of that which they put on the line day in
and day out…period.

Yes…you read that right.

Here’s my take….as a former Naval Reservist and as a full time
Police Officer, I’ve had people come up to me and thank me for my
“service” from time to time. And to tell you the truth, it’s pretty
awkward. Most of the guys & gals that I know of that are Military,
Police, Firemen, Paramedics and the like that I have talked with about
it do it because they enjoy it, because it’s a part of them, and
because it’s what they’ve been “called” to do. And…most of them
don’t do it for the recognition (most of them feel pretty awkward when
they get it as well) …and they sure don’t do it for the exhorbitant
pay. They’re aware of the danger and risks, but they don’t FOCUS on
those, although they DO focus on keeping as safe as possible while
getting the job done.

So….what’s a better way to thank the Soldiers that are serving our
country and risking their lives day in and day out, as well as those
that we remember today that have paid the ultimate sacrifice??

Value your country as much as they do.

Let me illustrate….

I’m not sure where I got the figure from, but I believe that it was
from one of Brian Tracy’s programs and I learned that a foreigner
coming into the United States with NOTHING is 10X more likely to
become a millionaire than someone born here.

Why is that???

I believe it’s simple. They recognize what the United States offers
that other countries do not. You’ve heard the statement that
“familiarity breeds contempt”. Well, I’ve got to tell you that there
are tons of U.S. citizens that have forgotten the opportunity and the
abilities that YOU have just by being born and living in the U.S.

Are you one of those that has forgotten this?

Now…I’m not saying that you have to be a millionaire to do this
(although that would be cool too)…but…think about it…are you
living in a way that respects the sacrifices of the lives that have
been given for you to have the life that you do have?

So….again…..I say that the best way you can thank and honor a
service member (living or deceased) this Memorial Day is by realizing
the opportunity that YOU have, living where you live and living your
life in a way that takes advantage of this as opposed to wasting your
life away. If you waste your life away with the tremendous
opportunities that you have BECAUSE we’ve got great men and women that
are willing to die, and do die every day for you to have the
opportunities and life that you have, then it is an insult to our
service members and their service.

This Memorial Day….don’t thank a service member by making them feel
awkward…..thank them by taking stock of your life, the opportunities
around you, and LIVING YOUR LIFE IN A WAY THAT GIVES THEM HONOR!
Otherwise, you are doing them a disservice and their lives and service
for you has been wasted.

Keep in mind…there are people EVERY SINGLE DAY that are willing to
give up everything and risk death just for a chance to have the
opportunities here in the United States that we have been given by
those service men and women that have given their lives for you to
have them. Please don’t take it for granted.

I’m actually doing pretty good…I’ve been up since about 230PM yesterday, and trying to stay up till this evening so my weekend hours aren’t all jacked up. If I went to bed now, I’d wake up and be up all night…wouldn’t get to hang out with the kids or my much better half near as much.

So…I just wanted to give you guys an update on the “schedule of events” for the book review that I’ll be starting on Sunday.

If you haven’t heard of Napoleon Hills classic, “Think & Grow Rich”, then you’re REALLY missing the boat. Now what’s the big deal about this little book that you can pick up for about six bucks at a bookstore? Well…the truth is, if you listen to any of the “guru’s” of the principles of success, this is one book that they ALL have in common that they list as a “MUST-READ”!

I’ve read it…more than once, and every time that I read it, I learn and implement something new and exciting. So, for the New Year, which we’re now 28 days into, I decided that I would re-read it. And then…I thought…some of my students probably have either never heard of it, not read it, or just needed a little push to get exposed to some of the “wisdom” in this book.

So there you have it….and I’m not even gonna charge you for it!

Sound fair?

So…you can go through the program in a couple of ways…..

1. You can just get the emails and read them each Sunday where I review a chapter and give my thoughts, and hopefully some input from you guys as well.

or…

2. You can grab a copy of the book (hopefully the $6-$10 bucks won’t break you)…and do your homework…reading a chapter before Sunday…sending me a quick email about any thoughts that might jump out at you. Then, on each Sunday, you’ll get an email from me….with the synopsis and my thoughts…to reinforce what you’ve read…and hopefully that will help you to take some solid action on them.

So…before this Sunday, if you so choose…here’s your homework if you want to participate FULLY….
1. Grab the book, sit down, and read 1. A Word From The Author, and read chapter 1. Thoughts Are Things.
2. Have a notebook with you while you’re reading and jot down anything that really affects you or jumps out at you.
3. Shoot me an email at jason@streetcopmillionaire.com with YOUR thoughts, input, ideas, or “big ah-ha moments” that you have that you’d like to share…Please put Think & Grow Rich Chapter 1 in the subject line so that I can make sure that your email doesn’t get lost in the crowd!
4. Sunday, when you get the email….PRINT IT…don’t just read it on your computer!! I’ll have some action steps, thoughts, etc on it, and I want you to actually be able to hold it in your hand and jot down notes on it as well!

Five Steps…

Simple, right? Well, yes…yes it is!

So, if you haven’t had success, or your bank account is empty, then get back to the FUNDAMENTALS! That’s where the money is made…that’s what you need to keep your focus on. Master the fundamentals, and you’ll have rock solid success.

Just ask Tiger Woods…

Hmm…maybe not the best example….let’s go with Michael Jordan.

So, here are the 5 Fundamentals to Flipping Properties. Master these, and you can essentially write your own check. Of course, it may just be me, but sometimes it’s a lot harder to master our mindset than it is to master these fundamentals. But you’re probably different, right?

Here they are:
1. Find it (Find a property, owned by a motivated seller)…Most people who flip properties think this has to be a junker. Now, don’t get me wrong…if you’re brand spankin’ new at this, then yeah, you’ll probably want to start out with junkers. But…you can essentially flip anything that is a deal. Let me say that again for some of you that didn’t get it the first time: YOU CAN ESSENTIALLY FLIP ANYTHING THAT IS A DEAL. There, was that better? The key is having the knowledge to recognize what IS a deal and what IS NOT a deal.

2. Lock it Up – Well yeah…you can’t sell a property unless you’ve got an “Interest” in it. Now, there are a few ways that you can “lock up” a property. My favorite is to get it under contract, with a contract that protects me in case I’ve screwed something up.

3. Find a Buyer – OK…if you’ve found a deal…then guess what…finding a buyer will be a CAKE WALK. Even in this market.

4. Get Paid – This is the FUN part. It’s also the part that doesn’t seem right…especially when you’ve spent a very small amount of time, and get paid a big chunk o’ change. This will mess with your head…especially the first time you do it!

5. Do It Again – This is the hard part. You know it works…why aren’t you doing it.

So…Jason…what’s the deal with this 5 steps crap….this is too easy….this is waaaay beginner stuff!!

Exactly….then why aren’t you doing it?

Ouch….did that hurt? Did I hear someone being called to the carpet?

But seriously…it’s true…Flipping Properties is simple, easy….and the only thing stopping you is what’s between your ears.

Hey guys,

This is Mia! Our latest blessing.

Now, Mia is a huge blessing because her mom, my sister in law, Carrie had about 5 miscarriages before Mia was born. I can’t begin to even imagine, but Mia is a huge blessing. Came into the world last month, about 3-4 weeks early. Mia is fine and healthy.

Carrie is not.

Carrie just got admitted to the hospital, and is having all sorts of problems…water on lungs, 104 temperature, signs of lupus, needs a blood transfusion. They can’t give her blood until her temperature goes down, and the ice packs have been melting as soon as they hit her skin.

So, I have a strong conviction in the Power of Prayer, and I’d like to ask you all to lift up Carrie Pierce in prayer. Mia needs to have a healthy mom!

Thanks in advance for your prayers for this precious one’s mom!

While I enjoyed the show, it kind of reminded me of the
story of Henry Ford being labelled an idiot, and the lawsuit
that ensued afterwards, with them asking him all sorts of
useless facts. Ford finally got fed up with it and made a
statement that was something like “why should I fill my mind
with random facts when I could press a button on my phone
and find the answer to that in seconds if I need to?”

Now, I know that’s not the “word-for-word” story, but you
get the gist…

So, here’s my question…

Are You Richer Than a 5th Grader?

And I ain’t talking about a 5th grader with “daddy’s
money”….I’m talking about an “average” fifth grader.

My point is that most people don’t have two nickles to rub
together, or are so far in debt that they don’t know what in
the heck to do.

Most fifth graders are at least at zero.

So, where do you fall in?

Is it what you planned?

Is it what you’ve worked for years upon years of slaving
away for “the man” to achieve?

And if not….then WHAT IS GOING ON??

Maybe you need to CHANGE SOMETHING!!!

Think about it.

Seriously…while money ain’t everything, it sure as hell
can solve a LOT of issues. And if you haven’t decided to do
something about your situation, then maybe you need a wakeup
call. If you’re in the United States, you’ve got NO EXCUSE
for not realizing ANY dream or goal that you have. Period.

Now, I ain’t “knockin’” other countries, but seriously,
there are people that would give body parts to have the
opportunities that I do and millions do JUST BY LIVING IN
THE UNITED STATES. And WE TAKE THEM FOR GRANTED.

That ain’t right.

So, as we “end” the Thanksgiving holiday, if you’re in the
U.S. of A, then take a minute to realize the gift that
you’ve been given that millions don’t have. Let’s not waste
