Personally I understand….totally!

With all the crappy messages out here, and hearing about
failure after failure in the news (we don’t hear the
good stories. Good news doesn’t SELL! So by all the
negative stuff out there, it’s a wonder that we have the
confidence to do anything!

Now, let me tell you this…

YOU CAN DO THIS!

YOU CAN SUCCESSFULLY INVEST IN REAL ESTATE!

YOU CAN BECOME A MILLIONAIRE!!

How do I know???

Well, I’ve seen COUNTLESS people in every sort of
situation that have DONE IT!

YOU CAN JOIN THEM!

How???

Well, first you’ve got to get rid of your “stinkin’
thinkin’”. The best way to do that is to FLOOD your head
with the stuff that needs to go into it by:

1. Reading Good Books
I usually mix my selection between the how-to and
the “motivation” type stuff. There’s TONS of how-to,
and for the motivation, I love Brian Tracy, Zig Ziglar,
Tony Robbins, Norman Vincent Peale, and others! Just
remember, it’s great to know how-to..provided you’re
actually doing something. If you’re not, then why bother?

2. Listening to Good Courses
I don’t care if you’re going to “Live Events”
or if you’re listening to audios on your CD Player in the
car. I am ALWAYS listening to something that’s going to
move me toward my goals. Remember…EVERYTHING YOU DO
MATTERS! EVERYTHING you do is either moving you towards
your goals, or away from them!

You might as well make your “travel time” productive!

Right?

and finally…

3. Hang around the RIGHT People!!

This is Huge!

THIS IS HUGE!

HUGE!!

If you’re around people that are unsuccessful, slackers
that don’t have a bit of self confidence, then what kind
of an effect do you think that will have in your self
confidence?

If you hang around SUCCESSFUL people, people that dream
big, and do big, people that encourage you, then what
kind of an effect do you think will have on you?

That is important. You’ve got to get AWAY from the
condescending naysayers out there! The people that drag
you down because they want you to stay where they are.

They are a POISON to your success!!

Unfortunately it’s not illegal to steal someone’s dreams
goals and ambitions! And it happens way too much!

So, seriously….I believe in you….You were created by
a MASTER Carpenter….HE believes in you!

Why don’t YOU believe in YOU??

You can do this!!

Do something TODAY!!

1. Decide what you want – This is important
as if you don’t know what you want, then how
will you know if you achieved it. You have to
be specific. Do you want to purchase a certain
number of homes in the next year? Do you want to
do your FIRST deal? Do you want to make X amount
of cash? Do you want to increase your net worth
by a certain amount? Decide what EXACTLY it is
that you want, and write it down, preferably somewhere
that you will see it 2-3 times per day, or more!

2. Find someone who has done what you want to
accomplish -

If you know what you want, then the easiest way to
determine what you need to do is find someone who has
done what you want to do, and then do it.

Here’s a secret tip…

Find someone that has done it, who was in a situation
worse than yours that was able to overcome it. That
can make you have the belief that you can do what you
need to do! It is amazing the number of people that
have found success after seeing someone else do
something that they didn’t think was possible. It’s
even more amazing when the person to achieve success
first did so at a definate disadvantage!

3. Figure out what price you will have to pay to
get what you want. Then, and most importantly…

PAY IT!

Make sense?

Most people CRINGE at the third step…they don’t
take ACTION! They can and will read books, take
courses, and go through the motions of believing that
they are actually moving forward

But they’re not…

And that’s the scariest thing of all. If you fail to
take MASSIVE ACTION to move toward your goals, then
you are just kidding yourself. Your job is to find out
what ACTIONS will provide you with the most deals in
Real Estate, and then take those ACTIONS immediately.

…but what if you fail???

Guess what…

You will! I did too! It’s ok…that’s how we learn.

The easiest way to fail is to understand what your
biggest “risks” are in this business, whether real
or just perceived. Then decide that to succeed in a
big way, it is worth it to fail to succeed!

Yeah, I know that’s confusing, but two things I’ve
learned are this……

1. Once you decide to pay the price to succeed and
decide what you’re willing to do, most of the time
you won’t have to pay that price!

2. Once you’ve decided that you’re ok with failing
your way to success, you most likely won’t have to fail
near as much as you think to reach success!

and finally…

3. What are you doing still reading this…what ONE
action can you take RIGHT NOW…TODAY…that will put
you one step towards your goals???

Get after it!!!

Now!!!!

And congrats!! I’ll see you on the other side. And
remember…success is just on the other side of failure!

Is LAND a good investment, or not???

Lots of people wonder whether Land is a good investment. I didn’t think that it was…until last year when I heard about someone that is making a phenomenal amount of cash by investing in land! Seriously though, in my years of investing in Real Estate, I ALWAYS thought that investing in Land was a HORRIBLE IDEA.

Think about it…

You can’t rent it like you can rent a house…

You have to pay taxes on it…

So you’ve got to pay for something that you can’t rent PLUS pay taxes on it…bad idea!

OR SO I THOUGHT!!!!!!!

You’ve got to see how in the heck I’ve totally changed my mind on investing in land. In fact, I think it might just be one of the BEST real estate strategies out there!

Hey guys,

Jason here…anyway, here’s the deal…we had the yacht filled, but a couple of people couldn’t get off, so we’ve got TWO cabins open.

Let me put it to you this way…

If you tried to get this price for this yacht, you couldn’t do it….so if you’re interested in taking your better half on a trip of a lifetime, and can do it on short notice, then LISTEN UP!

First, we’re headed to the British Virgin Islands on Oct 31st, and sleeping on a 47′ Catamaran…the BIGGEST in their fleet! I’ve attached a link that has a video of the yacht as well as pics.

Normally, when chartering this, unless you’re certified as a captain, you’ll have to split it between 3 couples and then hire a captain, so your costs go waaay up!

We’re splitting this between 4 couples, and I’m the captain…so you don’t have to pay for one. I’m paying the same cost everyone else is…basically because it’s the “first run” and because it’s during my wife’s Birthday. Next time I do one of these, the cost will go waaay up!!

Also, there is a POSSIBILITY that we MAY be able to meet up with Marshall Sylver on Necker Island while we’re there. While I’m not promising it (there’s a lot that has to take place to make it happen)…I had dinner with Marshall last week and he’s going to be renting the island for around the same time we’re going to be there, and so if we can make it happen, we will.

If you’re NOT familiar with either Marshall Sylver or Necker Island, you should do a google search. Necker Island is the island owned by Richard Branson, and is a getaway to a lot of the rich & famous.

OK…so here’s the details….TWO CABINS…you can sleep 2 in a cabin, arrive Oct 31st, sleep on the yacht the first night, then on Nov 1st we set sail for 7 nights on the cabin. On Nov 8th we go back to Tortola, and you have a hotel room until the 9th. On the 9th you head home.

During the 7 days, the price DOES include ALL breakfast, ALL lunch, ALL snacks, and about HALF of your dinners. It doesn’t include drinks, incidentals, or airfare. We’ll stock drinks and split the costs and if we pick up a mooring ball, we’ll split the costs on those.

I did find flights from OK to the US Virgin Islands for around $5-600 ROUND TRIP. You can fly either to Tortola, BVI, or to the USVI and then take a ferry to the British side.

Don’t you hate the little minor annoyances that happen and you’ve got to deal with….where do we find the time?

So I’ve got two keys on my laptop that have fallen off and I’ve got to call Dell and get them replaced. Now, don’t get me wrong…so far Dell has been pretty good about their warranty, well…until last week..but that’s another story. I don’t think I’ll have a problem getting the keys replaced, but it’s just annoying. Currently I’m #41 in the queue for the tech support chat, all for a “p” and the number “0″ (and I hate having to press the little plastic duhickey (Oklahoma term) every time I’m trying to type a sentence. It messes up my rhythm!

But don’t we all have those things? Little things…that suck…that we’ve got to fix….I mean…don’t you hate it when the light bulbs go out. It’s never when you need them to. But guess what…that’s life….so…if you’re wanting to succeed in a BIG FRIGGIN WAY….guess what…you’re gonna have more of those “little things” that come up.

Now, that’s NOT a bad thing! It’s helping you to grow. Sometimes I myself wonder why I have to deal with the “crap” to grow, but I guess that’s just the way the game is played.

One of the BEST things I’ve ever seen about that is Randy Pausch’s speech about that. Now, if you haven’t seen that speech, you MUST download it and watch it! It’s friggin great. You can google “The Last Lecture” or “Randy Pausch” and he’ll come up on youtube. I’ve actually ordered a copy of it myself from the school he used to teach at before he died of pancreatic cancer. He left behind 3 beautiful children and a doll of a wife and a speech on how to live that he wrote when he was dying. It was incredible and I’ll warn you YOU WILL CRY. It’s good stuff though.

Anyway, one of the things he talks about are the “BRICK WALLS”….the BRICK WALLS are there to see how bad you really want something….they are there to stop the people that don’t want it bad enough…they are there to stop the OTHER people.

So, when you’ve got annoyances there, brush em off…they probably don’t compare to Pancreatic Cancer popping up when you’re just starting to raise a family.

I’m looking at the previews for Oprah’s show…she’s having Suze on her show Friday, and while I haven’t seen it, what I do see is something that worries me! There’s a common question that seems to keep coming up…over and over again….

CAN I AFFORD IT?

I don’t like that question. In fact…I HATE IT! I think that’s the wrong way to look at it. Now granted, as a culture, we’re taught to ask this over and over and over again. It’s a common theme in our culture. Do you ever tell your kids “we can’t afford it”…only to leave them with wide-eyed stares wondering what in the world you’re talking about. If little Johnny can have one, then why can’t he have one too??? It doesn’t make sense!

NO, it doesn’t make sense! Take my son for instance…Logan is the ultimate negotiator. We were at a friends house and the last time we were there, he had finagled “grandma” to give him some of the toys. Now we were going back…and we had a STRONG TALK WITH HIM..that he was not to ask her if she would give him some toys to take home. Well, we hadn’t been there 15 minutes, and “grandma” comes up to us cracking up! Logan had obeyed our rules, BUT he had found a way around them. He was like 3 years old at the time….and he decided that he would obey us. Logan came up to us and said “MOM, DAD…GRANDMA SAID I COULD BUY THIS FROM HER”. He had not asked her to give the toy to him…there was no negotiation of price…it was semantics, and my 3 year old son had beat me, and I could only smile as a proud dad that couldn’t discourage my 3 year old…the consummate negotiator…even better than me…wow!

So where am I going with all of this. I DESPISE THE STATEMENT that Orman talks about “Can I Afford It?” It’s missing something…not much….just ONE SINGLE WORD….three letters……

HOW!

Place those three letters in front of the statement and you change the whole mindset. Instead of thinking “can I afford it” you think of POSITIVE SOLUTIONS….HOW CAN I AFFORD IT!!! That leads you into a whole different realm. That’s part of our problem as a society…we don’t think outside the box like my son Logan….we think what we’ve been conditioned to think.

So instead of succumbing to Suze Orman telling you if you can afford it, why not turn off the tv, (think about it…how much TV did Oprah watch to get where she is??) And turn on your action…HOW can you afford it? And I’ll tell you what…if you learn this Real Estate ballgame, you can afford pretty much anything…given time, knowledge, and action.
